Well, this has officially gone to shit. :upset:

Sale price was locked in..
Contracts were signed..
All pending pest and building approval..

Pest = fail!
Building = fail!

Seems there has been a bit of termite activity around the garage area but worse is that the subfloor in the house is rotted, wet and parts colapsing and theres signs of raw sewerage. Whats most anoying is that they have recently done renovations, new floating floors, carpet etc so you tell me if they may have been doing a cover up job? Not a happy chappy. I told my solicitor they can stick it and they offered to do repairs... well, you should have done that when you had the floors up before you put it on the market you decieptful pricks!

My bubble if offcially popped :(

Thanks guys, yea looking again, not easy finding one that ticks all the boxes for us but we have plenty of time thankfully. Im a firm believer that all things happen for a reason so I think our time will come and we will get what we want, just not yet. ;)

Handy if you have a mate who's a builder to look with you before an actual pest/building inspector. My dad is a builder and has fox eyes :) Can be a positive and negative. Just have to sometimes find the fixable negatives.
Good luck to you in your next adventure

Yea that would have been handy, especially because it took forever to get the inspector in to go over it. The house is slightly raised and unless you crawl right in there you wouldnt know, Im glad they picked up on it though... and Im glad I made the contract pending inspection.

I was ok with the old termite activity around the shed area, I would have just knocked it all down and rebuilt so I considered that a fixable negative but the problems in the floor is a biggy.

Heres a pic of under the bathroom..

Charlie you should be relieved.
If you found out after purchasing the property you would be screwed.
And if they have gone to that effort to cover up these issues, what else have they covered up?

Be happy, you will get your deposit back, find a better property.

I know people that have bought property and found out 2 months later there is termite issues.
There is nothing you can do as you cannot prove that the termites were there when you purchased it.

Yea I agree Andrew, exactly what I said - what else have they covered up. Im disapointed of course but also relieved we had the right steps in place.

Also a little embarrassed I made a premature thread :oops:

Yowser... That's not much of a floor..

Oh well, now you get to look at a stack more properties and find an even nicer one... :)
