Ouch....

I was looking online at places last night, found what I thought was a couple of new properties, but after a closer look you realize that they are the same ones that were there 6-12 months ago, just a different set of photos and the price has dropped a bit.

yep property market is dead as.
I was very lucky to sell my villa in a month earlier this year at my asking price. (albeit to Homeswest :( )
More importantly I have a realestate agent friend that gave me a no bullsh!t appraisal.
I got appraisals from other agents and they were all 20K to 30K higher than him. Common ploy by agents to give you a high appraisal just so you list with them, then when it doesn't sell they recommend you to reduce the price, by then your property would have lost its freshness to the market.
In retrospect I reckon he was spot on with the appraisal.

Yeah, last week I saw the realestate agent I bought my place from 11 years ago, I asked how the crap market was at the moment and whether he was managing to get a few sales to get by... He said something along the lines of " No the market if pretty good really we sold lots of houses last month, it's really picking up a lot lately............... Why are you thinking about selling.........? "

Well after a few years of the property market being flat or down, I reckon if you rush in the moment the market picks up again, you will probably not sell at a good price compared to if you hold it for another year.
